Stamp Duty Land Tax (SDLT) / Land and Buildings Transaction Tax (LBTT) calculator

This calculator is designed to provide an illustration of the amount of SDLT or LBTT due in respect of the purchase of a single freehold residential property only.

It is not designed to provide an illustration in respect of remortgages, linked mortgages, exchanges of property or purchases of leasehold property. It is also not designed for purchases by non-natural persons (for instance, Companies or Trusts). Please note, first time buyers purchasing a property up to £500,000 will pay no stamp duty on the first £300,000. This relief will apply to transactions with an effective date on or after 22 November 2017 in England, Wales and Northern Ireland. Broadly, the relief only applies to a first time buyer, and if there is more than one, where each is a first time buyer, who intends occupying the property as their only or main residence and none of them has ever owned a residential property before in the UK or abroad. It does not apply in Scotland. There is no relief for purchases of properties over £500,000.

In Scotland, the Government are planning to introduce a new LBTT relief for first time buyers of properties of up to £175,000. The Government are launching a consultation on the policy before introducing the first time buyer relief in 2018-19.

In Wales, from April 2018, Land Transaction Tax will replace SDLT.
